In today’s market becoming a tenant can be quite a competitive process particularly if you are seeking to rent in a highly sought out suburb. Depending on this fact alone and what type of budget you are looking at the rental market can become quite fierce.

Like any decision we make in life it is always important to do your research. Make sure you know everything there is to know about the area you are looking to lease in.  Ensure you look at the price and quality of homes available in that area, this will be able to give you an indication of what you may be able to secure for yourself.

Using a source like the internet is always a great starting point when beginning your research. Sites like realestate.com.au are fantastic for this as it is a great site for comparing listings in the local area. Traditional mediums such as the newspaper are also a great source of research where most recent opens will be advertised.

Once you have completed your research it is imperative that you know how to outshine your competitors.  When you go to an open and you see twenty other potential candidates and you establish that this is “the” property you can’t afford to be cavalier, you need to be on your game to ensure that your application is the one that gets approved over those other nineteen applicants.

Realestate.com.au journalist Carly Jacobs stated in a recent article eight winning tips for tenants that would ensure you to get over the line:

  • Ensure you have all the correct documentation
  • Save yourself some time and apply online
  • Get your housemates into gear
  • Be on time to an inspection
  • Make your application as uncomplicated as possible
  • Be presentable at the inspection
  • Be reasonable and pleasant at the inspection
  • Always follow up

What we can take from this is that whilst most property managers will ensure that you have all the correct documentation needed for your application it is always good to be well prepared and to always show eagerness; this is so your property manager knows your interest is legitimate.
